BEAL | DERKENNE Construction has recently completed Hub on Campus in Tempe, Ariz. The 19-story upscale apartment building will be home to more than 600 residents on 17 residential floors. The building also features two floors with 25,000 square feet of retail space and 6,550 square feet of restaurants, close to the Arizona State University main campus.
BDC started construction work 16 months ago. With more than 450 trade workers employed, Hub on Campus was one of the larger construction projects in Arizona, and a major employer in the greater Phoenix area.
A variety of construction challenges were presented and overcome, including unique challenges in the street with significant unforeseen utilities. Close coordination of utility work was completed after hours due to the project being located in the middle of campus. In addition, the site was also continuously monitored by an archeologist because it was adjacent to culturally significant Native American burial grounds. This required constant communication between parties to ensure there was no disturbance of the artifacts.
The compressed schedule of the project required double shifting of construction work to maximize productivity, reduce time and ensure that all trades involved in the project were given enough time to complete tasks. Communication between all construction teams was essential to ensure everyone stayed on schedule.
By being located within walking distance of Arizona State University’s Tempe campus, the light rail and major shopping and dining, Hub on Campus is destined to be a first choice for the environmentally conscious resident. Environmentally conscious construction practices included the use of multiple dumpsters set up on site for concrete, steel, wood, drywall and general trash. All were removed and weights tracked for compilation into a LEED model.
The construction team used iPads in the field to coordinate plans versus actual for quick reference. Pictures and video of issues were also documented on iPads.
“Not only is Hub on Campus an outstanding project for BDC and our client, but will have a positive economic impact for the city of Tempe in the long term,” said Ryan Cooney, project manager for BDC.
