Lendlease’s New York construction group has started work on Northwell Medical Pavilion – 77th Street, a new 15-floor, 200,000-square-foot outpatient complex on Manhattan’s Upper East Side that will be operated by Northwell Health. Lendlease is providing construction management services for the project, which is scheduled for completion in late 2025. A groundbreaking celebration with project partners and local officials signaled that demolition will soon begin, with excavation and foundation work expected to start in the spring.
The medical pavilion will offer care anchored by innovative programs of the Northwell Health Cancer Institute. In addition to oncology treatment, the center will provide cardiac care, neuroscience programming, imaging and lab testing, as well as holistic wellness services, acute and chronic disease management, social work services and more. The pavilion will feature technology paired with a patient-centric design including separate floors for clinical space and physician/clinician offices.
The building spans a full city block and features a metal and glass base with a faceted glass façade along Third Avenue. As part of ownership’s plans, the project will achieve WELL certification and also comply with New York Local Law 97, which sets carbon emissions caps starting in 2024 for New York City buildings over 25,000 square feet that are subject to benchmarking.
Ennead Architects is the core and shell architect for the project, with the design team also including EwingCole as the medical architect, JB&B for MEP engineering and Severud Associates for structural engineering.
