LOJYSA Industrial Park Masterplan Underway in Mexicali, Baja California

Construction has begun on LOJYSA, a new mixed-use industrial and logistics park project situated near the U.S. border in Mexicali, Baja California. The project team for the 833-acre project includes general contractor ADCO and design firm Ware Malcomb.

The site originally was slated as a beer brewing and distribution facility, a project that was canceled mid-construction following a successful local referendum in 2020. Subsequently, a group of investors acquired the site with the intent to develop a large-scale industrial park that would support city growth and align with community goals.

The LOJYSA project masterplan leverages existing access routes and key infrastructure elements already in place, including an electrical substation, a water treatment plant and retention basins. Three phases of industrial development are planned, encompassing approximately 25.1 million square feet of building area, as well as a public park and retail area for use by local residents.

Ware Malcomb designed a landmark gateway element to serve as a welcoming symbol and convey a strong sense of identity to the community. For the design concept of this main guard structure, the team drew inspiration from Sierra Cucapá, the nearby hills that serve as a prominent natural landmark. The structure design also plays a key role as the host of the architectural program, incorporating an innovative double skin and a permeable façade that will combine to mitigate the effects of the extreme climate and ensure both thermal comfort and natural ventilation throughout the interior.

The logo design for the project encapsulates the essence and vision of the development, drawing inspiration from the surrounding environment and the striking design of the new guard structure. This logo set the tone for all subsequent branding efforts carried through to signage and interior design elements.
