BAM to Deliver Sustainable, Mixed-use Extension of Rabobank HQ Campus

BAM and Rabobank have formed an integrated project team for the redevelopment of the Matser site adjacent to Rabobank’s headquarters in Utrecht (Netherlands). This sustainable, mixed-use extension of the Rabobank campus on Croeselaan will comprise 81,600 square meters, including 67,000 square meters of office space and associated facilities, 145 rental homes across social, mid-market and private rental segments, as well as a range of public amenities. The renewed campus will become a green destination for both the city and Rabobank.

Under the agreement, Rabobank’s existing headquarters and a new office building will be integrated into a single complex. Of the two Rabobank buildings located on the Matser site, Zilver and the Auditorium, Zilver will undergo a comprehensive refurbishment to make it fit for the future. The Auditorium has already been dismantled using circular demolition principles, with a significant proportion of materials recovered for reuse. The residential development component will be delivered in partnership with BPD.

The project focuses on reducing carbon emissions through measures including the reuse of materials, the application of sustainable and low-carbon materials and optimization of the campus design. A dedicated sustainability dashboard will continuously monitor energy consumption and environmental performance throughout the design and construction phases, enabling adjustments where required. During construction, particular emphasis will also be placed on minimizing emissions through efficient logistics planning and the minimization of transport movements.

Following the signing of the agreement, Rabobank and BAM will further develop the sustainable design. Through this collaborative preconstruction phase, the project will be fully developed in close partnership with the client before construction starts, helping to ensure efficient and predictable project delivery. During this phase, BAM will work alongside partners previously selected by Rabobank, including Team V, OKRA, Deerns, IMd, CBRE, BBN and IGG.

The intention is for the parties to enter into a construction contract following the successful completion of the preconstruction phase.
