Construction has been completed on a new high-rise creative office building in the arts district of Los Angeles, California. Ware Malcomb provided architectural design services for the project; Lowe developed the project; and Swinerton provided general contracting services. The nine-story project totals more than 113,000 square feet and is situated along the Los Angeles River. It includes 109,100 square feet of office space, 3,400 square feet of ground-floor retail, four levels of parking for 275 vehicles, outdoor spaces including private terraces and a 3,000-square-foot rooftop deck/lounge with stunning views of the city and mountains. Swinerton has topped out the nation’s first middle-income housing development constructed of mass timber; and the tallest mass timber building in Seattle, Washington. Heartwood is a workforce housing development standing at eight stories and 67,000 gross square feet. With a target completion in spring 2023, Heartwood will provide 126 affordable rental units, filling a critical need for middle-income workers such as teachers, nonprofit employees, healthcare professionals and others who are increasingly priced out of high-cost cities. Swinerton, in collaboration with affordable housing provider Mercy Housing California, announced dozens of youths participated in the “Minds Under Construction” festival in San Francisco’s Sunnydale neighborhood on Nov. 5. At the event, which was dedicated to advancing understanding and inspiring passion for the fields of science, technology, engineering, arts and mathematics, participants worked with 3D printers and learned about designing earthquake-safe homes, working with electrical circuitry and water engineering. Swinerton Completes Presidio Tunnel Tops Park Project in San Francisco

Swinerton completed the Presidio Tunnel Tops project, a 14-acre park that sits atop the Presidio Parkway tunnels in San Francisco, California. The $118-million project replaces Doyle Drive. The park features scenic overlooks, trails and picnic areas, alongside views of the Golden Gate Bridge. The area is surrounded by meadows that host 180 varieties of plants native to the area.
