
British Land has appointed BAM to lead the £100-million green transformation of England’s Broadgate Tower near Liverpool Street. Built in 2008, the 34-story building will undergo a major refresh to create modern workspaces designed to support the well-being of users and reduce the building’s environmental impact.
The work will transform Broadgate Tower into a highly desirable workplace, strategically located between the city of London’s financial district and the creative, tech-driven hubs of Shoreditch and Old Street.
The development includes:
- Transformation of Broadgate Plaza, creating a green oasis in the city to enhance biodiversity and support city workers’ well-being
- A ground plus three-story extension with a green roof terrace to the south side of the tower, and the reworking of its adjoining lower levels to provide high-quality arrival, amenity floor and end-of-trip facilities including cycle storage and shower rooms
- Refurbishment of vacant tower floors to meet modern occupier expectations.
The scheme is targeting BREEAM Outstanding, alongside an EPC A rating and WELL certification pre-conditions. Circular economy principles will limit embodied carbon, with a hybrid pavilion structure incorporating reused steelwork and cross-laminated timber. The project also prioritizes social value, working with the city of London to support employment and skills, including several apprenticeships, local procurement and engagement with schools and colleges.
