Construction Complete on Sustainably Designed Office Complex in Berlin

The “INK – Inspire Neukölln,” at Ballinstrasse 15 (Germany), celebrates its successful completion. Ed. ZÜBLIN AG implemented the construction project as general contractor on behalf of CMF Capital GmbH and EPISO 5, a fund managed by Tristan Capital Partners.

Inspire Neukölln, a sustainably designed office complex with a total gross floor area of 30,000 square meters, is located on the site of a former printing works.

Inspire Neukölln consists of two interlocking, six-story buildings on a continuous base. It offers future-oriented working environments for the manufacturing industry, start-ups and technology companies. Up to a total of 2,000 people can find a workplace there. The first floor houses functional areas such as a cafeteria, bicycle room and showers. Sustainable mobility is supported by e-charging stations and 150 bicycle parking spaces. The building ensemble includes an inner courtyard with plant islands and seating.

On the north side, there’s a small park above an underground buffer tank that collects and stores rainwater — an important part of the overall ecological concept. The building complex is operated entirely without fossil fuels. It is also equipped with a mineral-insulated building envelope. Air-to-water heat pumps installed on the roof provide the building with efficient heating and cooling; heating and cooling ceilings contribute to a pleasant indoor climate.

The new office building is aiming for DGNB platinum certification and classification as a KfW Efficiency House 55 EE.
