Modernization of Paris Office Building Targets Sustainability

Bouygues Bouygues Bâtiment Ile-de-France, a subsidiary of Bouygues Construction, has been selected to refurbish an office building located at 1-3 Place Valhubert, in the 13th arrondissement of Paris, France. This project, carried out for Crédit Agricole Assurances, involves substantial restructuring of around 22,000 square meters of floor space.

The building will undergo a complete redevelopment designed by Altarea Entreprise, acting as delegated project manager, and DTACC Architectes. Work began in July 2025, with delivery scheduled mid-2027. At peak activity, the project will involve up to 250 workers.

A massive redevelopment project in the heart of Paris, the building comprises eight levels, including two basement levels, a ground floor and five upper stories, and will be entirely redesigned to provide a modern working environment.

Work intended to modernize and enhance the existing building will include:

  • Complete restoration of the stone facades, replacement of the timber exterior joinery
  • Upgrading thermal insulation using bio-based materials
  • Creation of an auditorium and presentation spaces
  • Reconfiguration of the floorplates
  • Renovation of the entrance lobby and the base of the building.

The project also involves significant greening of ground-floor open areas, terraces and the central atrium beneath the glass roof. This will improve rainwater management, reduce the use of drinking water and promote biodiversity. These features will also provide tangible benefits for the building’s occupants.

This responsible refurbishment strategy prioritizes retaining existing structures (90% of the building’s structural elements will be preserved) and reducing the construction’s carbon footprint.

The project will target a high level of environmental performance, aiming for the following certifications and labels: HQE Excellent, BREEAM Excellent, BBCA Rénovation (Low Carbon Building, Standard level), BBC Effinergie Rénovation (low-energy building renovation), WiredScore Gold (connectivity and digital infrastructure) and Ready to OsmoZ (workplace quality and well-being).
